The challenge
LPA's portfolio served global tenants under tenant-led SLAs. Energy load was high enough to weigh on operating expense and dilute ESG positioning. Control was effectively absent — fixtures ran static schedules independent of occupancy. And one warehouse, B800A, was a new build under Colombia's RETILAP code, which required a compliant design before commissioning.
