OPTIMA team member conducting a PerformanceScan™ site walk in an industrial facility

01 — Site Assessment

The bloodwork before the diagnostic.

Most facilities don't need a sales pitch. They need an honest assessment of how their lighting actually performs. We deliver that — in writing, leveraging our expertise of 170+ projects, at no cost to our clients.

What it is

A comprehensive diagnostic.

What you receive is a written report: how many fixtures you have, their consumption, where the waste sits, what the projected savings are, and what the payback would look like under current rates and rebate programs.

What we deliver

Everything in the scan, on paper.

  • On-site walkthrough — typically one to two hours, conducted around your operating schedule.
  • Fixture-level inventory: count, wattage, condition, and zone mapping.
  • Baseline energy model, normalized against historical consumption data.
  • Projected savings range.
  • Payback timeline modeled against current Ontario rates and rebate eligibility.

How it works

How PerformanceScan™ works.

  1. Intake call

A thirty-minute call to understand your facility, your operation, and what you're trying to solve. We confirm fit before we book a visit.

  2. Site walk

We walk the facility — every aisle, every dock, every production zone — documenting fixtures, controls, and operating patterns.

  3. Data analysis

We model your baseline consumption, normalize against your operating schedule, and identify the zones where lighting energy is most overspent. We use your site plans for a preliminary lighting optimization design.

  4. Written report

Within ten business days, you receive a written PerformanceScan™ document with savings projections, payback model, rebate eligibility, and recommended scope.

  5. Review meeting

We walk you through the report, answer questions, and — if it makes sense — propose a path forward.

What you walk away with

A written record of where the savings live.

  • A document you can take to your CFO, your facilities team, or your ESG team.
  • A clear understanding of payback.
  • Rebate eligibility.

Common questions

What operators ask before booking.

  • Two to four hours for most facilities, longer for very large or multi-zone sites. We coordinate with your operations team to minimize disruption — most walks happen during normal operating hours.
